My Ph is high 7.8
Ammonia.50ppm
Nitrite .50ppm
Nitrate 10-20ppm

Any advice to lower pretty much everything?
I did a 75% water change yesterday.
 
Keep up the water changes

This is the best advice, do it weekly though until you take down your tank, so forever lol. if your getting water from the tap, use DE chlorinator. Your tank may have ammonia if it is cycling which I think is what im seeing.
 
If you have ammonia in your source the water conditioners do some magic to make it non-toxic, but water tests will still show ammonia.

How long has the tank been set up?

It's possible your bacteria are converting and that is why your tank is lower than the tap and you see the Ni and Na.

A month and a half
 
Check your water in the morning. I suspect the Nitrites will be 0. And the ammonia as long as it doesn't climb leave it, check it again the next day. I suspect it will drop as well.
