I think I need to vent...

My wife and I and two little girls are living in a one bedroom apartment. It's very small. We've managed so far but it's getting harder and harder. We need a new place but don't want to rent anymore. So we've been talking to the bank off and on... We just got our taxes back so we've decided we have to do something. Oh yeah, our landlord wants to turn this back into a guest house so we have til the end of April to move. Our budget is fairly low and I will not put myself in a situation we can't afford so our options are fairly limited. We found a piece of land that we like, A LOT, but having a new house built is just out of our budget. So, we're planning on getting a "manufactured house" setup on the land. Our loan person says she would rather see us get into a house but would try to help us with whatever we decide. After looking around some more I decide a mobile is our only option right now... So I went to this place I had been to once already.. just went there on thursday or friday... He said he would get a doublewide in sometime this week. I told him our situation and said I was very interested. He said when he got it onto the lot he would have to tell everyone that might already be interested... first one that paid him would get it... already that kind of stunk.. but it's business.. So over the weekend I email the lady at the bank, explain everything and tell her I don't have much time. Tuesday comes along and I haven't heard anything so I called and she was supposedly out to lunch... So I emailed her later in the day, she says she's been out of the office and will get in touch with me soon... what does that mean? I don't know...anyway, I waited two days, till today, and I called the bank and they told me she is on vacation. So I'm starting to get upset... Then I decide I might call the place that has the house to see if it came in yet... Already sold. Some lady bought it before he even got it to the lot. It was a repo by the way, there aren't many that I'm going to be able to afford... He says he will get a new list, of repos I'm assuming, on the 23rd... I'm just so frustrated. Both these people know that I need to find something soon and it doesn't seem like they care that much right now... I'm not going to hold it against them but at the moment I'm just frustrated... My wife is at work and I have no one to complain to at the moment...
Sorry if no one cares to hear about my problems... I just needed to vent a little...

I'm sorry about your situation, I hope you are able to find something soon. I am not aware of your personal financial sitation, but is there a possibility of some state assited dwellings? The federal gov't has lots of houseing that if you meet the qualifications is very affordable, some of the family dwellings are in nce areas and the rent is figured from your income rather than a set rate. If you've got or had a job, you have been paying for this in your taxes, nothing shameful in taking advantage of it until you can get something better or your situation improves.

I never shopped for a mortgage, so what do I know....but, would it be considered a business faux pas to deal with more than one bank mortgage officer at the same time? I mean, it's not as if your current banker slipped a ring on your finger and said, 'I do'. It just seems more efficient to me to have more than one person working for you on a matter of such great importance. Hope everything works out for you.

Time for someone else to deal with your finances. Keep in mind they are there to serve their customers and it seems to me someone isn't doing their job. Call the bank president and explain what happened; that alone may help things move faster and in your favor *grin*

I'm sorry to hear you are having a tough time right now.

I do agree with reefrunner...if you are in a tough financial state right now, you can get government assistance with home-buying. And you would qualify for better rates and better deals on a mortage (i.e., Fanny Mae, www.fanniemae.com) if you qualify.

Getting a better loan officer is definitely the first step! If you go with a mortgage broker, they would have access to hundreds of different loans/rates out there, and would be able to line you up with the one that fits your needs best. They even have no-fee mortgages that may fit your needs.

Rates are the lowest they've been in 40 years...there is a loan out there for almost anybody...so if you get the right resources lined up and the right people, you'll be on your way.

loans...

thanks everyone... It is such huge financial commitment... so stressful. So many uncerntanties... There's lots of exciting things too... as long as I get the land I'm looking at now... it's five acres of trees mostly... We plan on having a garden, a greenhouse... who knows... it's exciting but trying to figure it all out first gets a little stressful... Then you think you're on your way to find out your not.... shortly after both my daughters woke up from their naps a little cranky... of course... but you can't stay mad at them for long... they're too cute. It was helpful to be able to vent somewhere... When I talked to the bank today, it was almost closing time, they said one of the other loan officers would call me back when they got through with their customers but that didn't happen... as long as they don't call me first thing in the morning... My wife works second shift so we don't get to bad till well after 1AM so we all sleep in late... Provided they don't call me at 8AM tomorrow I'll feel better and will be able to figure something out with it all. They all seemed like nice people... they seemed like they were trying to help me...??? oh, the little one is calling me...
