In a community tank of 45 gallons with the heater placed in a corner, will different species find an area where the temp is comfortable? I'm new so not familiar with how the heaters function yet. I'm trying to pick fish that live at around 75 degrees.

i assuming you will have a filter that will properly cycle the water throughout the tank. thus equalizing the temperature
 
Fish set up territories by space and landmarks (ie plants and decor) not by temperature. The tank really sould be about the same temp all throughout. If you put heater vertically and preferably near a current source (like the filter output or a bubble wand) the tank should be heated relatively evenly. :) There can be a bit of variance, but you don't want anything too dramatic.
 
I have a planted tank and I put mine right under my spray bar so dead leaves don't get stuck to it causing hot spots on the heater.
