Nitrates help!!!

Any ideas on how to lower nitrates or what to use? I have 100g tank and everything looks good except nitrates
Ph 8.2
Ammonia 0
Phosphates 0
Nitrates 30-40
Calcium 400
Kh 12

I'm starting to add coral but I would like to know what to do to lower my nitrates. I do 15 to 20% water change every week, feed once a day very little, I use chemi pure elite, protein skimmer, CUC, good water flow.

Someone told me to change my bio balls for live rock on my sump. Any ideas??

If your tank has liverock no need for bioballs at all thats probably your nitrate issue also do you have macro in sump?

I do have live rock in the tank (about 100lb) and I don't have macro in sump. So do u recommend taking bio balls out?
