live rock question

I've come across someone taking apart a 75 gal reef tank- he is selling off 70-80lbs of fiji premium live rock that has been in his tank for 3.5 years.he says it has never been medicated- says the rock is colorful and free of hitchhikers and parasites- I don't know the guy just found an ad-he's selling it for 1.50 per lb....and he's local so, no shipping costs or headaches... sounds like a deal too good to be true...what questions should i ask and what concerns should i have???
