Convert SW to FW aquarium

Hi;
New member and frustrated SW tank owner!
After 3 years and many $$$$$$$ I am giving up.

Need advice on what I can re use for freshwater tank and what I won't need. Such as;

1. Live rock. I have 100lbs of Tonga and other varieties
2. UV sterilizer
3. Skimmer
4. Bio balls. Wash with fresh water? Vinegar? Get new?
5. I am throwing out the live sand substrate and will obviously clean everything out well.
6. Any thing else I should know/try?

By the way, while I am at it. Why does my tank "gurgle". It sounds like a dishwaser!
Any info would be appreciated.

1&3) you can sell the Live rock on craigslist or even the AA classified section. same with the skimmer.

2)i'd keep the UV sterilizer. it can also be used in FW.

4) yeah wash em off and they should be good.

5)you could use the sand in your FW tank, but its your choice really.

its probably gurgling because of the filter. or because of the overflow, if you have a sump.
