I tested my water for the first time and i don't even have the LR in it ( coming tomorrow ) and everything was perfect. PH= 8.1 Nitrate= 0 Nitrite= 0 . I'm not getting to happy though because I'm guessing this will change with the live rock. Is it normal for the readings to come out this good? I've had the tank up for about 3 days with salt, water, and sand.

It is normal. You are not seeing any change in water parameters simply because there is nothing in the tank to start the cycle. Once you add the LR and perhaps a cocktail shrimp to get things going you will see a dramatic change in parameters as your tank goes through it's cycle.
